The work

One call, the whole list.

The repairs every house needs and most contractors won't drive out for. Jose does them all in one visit, and the price is on paper before he starts.

Drywall & Texture

Holes, cracks, water stains, doorknob dents. Patched, textured to match, ready for paint.

Send Jose photos

Painting

Rooms, ceilings, doors, trim, touch-ups after repairs. Clean lines, clean floors when he leaves.

Doors, Locks & Windows

Doors that stick, locks that fight you, screens that flap. Adjusted, replaced, working like they should.

Fixtures & Fans

Ceiling fans, light fixtures, faucets, disposals. Swapped out safely and done the same day.

Small Plumbing

Running toilets, dripping faucets, supply valves, caulk and seals. Stopped before they cost you real money.

Carpentry & Trim

Baseboards, shelving, gates, fence boards, that door frame the dog ate. Built and finished right.

Exterior & Stucco

Stucco patches, paint touch-ups, gate hardware, monsoon fixes. The desert is hard on houses. Jose keeps up.

Make-Readys & Punch Lists

Rental turns, pre-listing punch lists, inspection repair items. Agents and landlords hand Jose the list and get it back done.

Something not on the list? Ask. If Jose can't do it right, he'll tell you who can.

The standard

Licensed. Bonded. Insured. In writing.

Anyone with a truck can call himself a handyman. Jose carries an Arizona ROC license, a bond, and insurance, and every job goes on a signed agreement before it starts. That's the whole difference.

The price is on paper first

You get the scope and the price in writing before work begins. No verbal add-ons. Anything extra gets its own written change order, priced before it starts.

02

Deposit only when materials are involved

Labor-only jobs: you pay when the work is done. When Jose buys materials, half is due up front and the balance when the job is finished.

03

30-day warranty on labor

If something Jose fixed fails inside 30 days, he comes back and makes it right. Manufacturer warranties cover the materials.

04

Pay how you like

Cash, check, Zelle, or card, on the day the work is completed. No chasing, no surprises.

These are the actual terms printed on Jose's work agreement, not marketing. You'll sign the same paper.

How it works

Three steps, no runaround.

  1. Send Jose photos of the problem

Text pictures or use the form below and tell him what's wrong. He looks at every request himself, usually the same day.

  2. Get a real price, in writing

Jose calls you back, asks the right questions, and puts a price and a date on paper. What you sign is what you pay.

  3. The work gets done, and warrantied

Jose shows up when he said, does the work on the agreement, cleans up, and stands behind the labor for 30 days.

Call Jose (520) 589-0139or text photos. Jose calls back himself.
Jose's word

I put every job in writing because that's what protects both of us. You know exactly what I'm doing and exactly what it costs before I pick up a tool. If it's not on the paper, I don't charge for it. That's how my father taught me to work.

One man answers

Jose picks up the phone, Jose gives the price, Jose does the work. Nothing gets lost between a call center and a crew.

Realtors trust him with their listings

Jose works punch lists and make-readys for Tucson real estate teams, where the closing date doesn't move and the work has to pass inspection.

Questions

The ones people actually ask.

Do you charge for estimates?

Send photos and describe the job, and the quote costs you nothing. For bigger jobs Jose may come look first so the number on paper is real, not a guess that grows later.

What does 'licensed' actually mean here?

Zapatio Handyman LLC holds Arizona ROC license #360698 and is bonded and insured. You can verify it in two minutes at azroc.gov. Most handymen in town can't print that line, and it matters most the day something goes wrong.

Do I pay anything up front?

Only when the job includes materials: then it's half up front and the rest when the work is done. Labor-only jobs are paid on completion. Cash, check, Zelle, or card.

How small is too small?

There's no minimum list. One ceiling fan is a job. But most people collect three or four little things and have Jose knock them out in one visit, which is the cheapest way to do it.

How fast can you come?

Usually within a few days, sometimes same-week for small jobs. Tell Jose if it's urgent, and if water is going where it shouldn't, say so first.

Do you work with landlords and agents?

All the time. Rental turns, inspection repair lists, pre-listing punch lists. Send the list, get a written price per item, and get photos when it's done.
